Maryland housing wrapped up 2025 a bit softer than many expected.
Here’s what stood out to me from Maryland REALTORS® year-end data:
- December sales were down 4.4% YoY (5,491 vs. 5,746).
- Prices still rose: average sale price up 2.6% YoY to $510,264.
- Homes took a little longer: median days on market increased from 17 to 22.
- Full year: 67,245 sales in 2025 vs. 69,391 in 2024 (-3.1%).
This is the kind of market where strategy matters more than vibes\. Pricing, prep, and negotiation become the difference between “sold” and “stale.”
