Season Is Here

October in Naples means the window is open.

The buyers who have been thinking about this all summer are arriving. The sellers who have been waiting for the season to bring serious traffic back to their listings are about to get it. The market is shifting into a different gear.

If you’re a buyer or a seller in this market, the question isn’t whether to pay attention. It’s what to do right now.

Here’s what I’d tell you.

If you’re a buyer:

The fall window is better than most people realize, and shorter than it feels.

The inventory available right now includes properties that have been on the market through the summer, with sellers who are motivated to sell. The competition coming in January and February hasn’t arrived yet. That combination creates conditions that may favor you more than the peak winter market.

What that means practically: if you’ve been watching the Naples market and waiting for the right time, this might be it.

What to do right now:

Get your financing in order before you need it. The buyer who arrives at a property they love without a pre-approval letter is the buyer who watches someone else close on it.

Get clear on your parameters. Community, lifestyle, price range, intended use. The buyers who move efficiently in this market are the ones who have done that thinking in advance rather than in the middle of a showing.

Have the insurance conversation early. In Southwest Florida, the gap between estimated and actual insurance costs can be significant. Understand what ownership actually costs before you’re emotionally committed to a specific property.

Then move when you find the right thing. The buyer who hesitates tends to find that the winter market is more competitive and less forgiving than the window they passed on.

If you’re a seller:

The buyers arriving in October are serious. They’ve been thinking about a purchase all summer. They arrive with intention. They are not browsing.

That buyer profile is an opportunity, but only for listings that are ready for them.

What to do right now:

Have an honest pricing conversation. The summer market provided data that didn’t exist in the spring, what moved, what didn’t, and where the current buyer’s perception of value actually sits. A listing priced based on that current data will perform differently than one priced based on what the market was doing six months ago.

Make sure the presentation is right. The photography is the first showing. A home that photographs well generates more showing requests than one that doesn’t, regardless of what it looks like in person. If that conversation hasn’t happened yet, it needs to happen before the listing goes live.

List before the competition does. The sellers who position themselves in October are meeting the season’s most motivated buyers before the late winter inventory surge gives those buyers more options. That timing advantage is real, and it disappears once the peak season arrives in full.

For everyone:

The Naples season is not a guarantee. A well-priced, well-presented property in the right community will find a serious buyer this fall. A poorly priced or unprepared listing will sit while that buyer finds something else.

The market rewards preparation. It always has.
